Exterior Checks & Perimeter Security

Exterior inspection

Verify the integrity of the property and prevent intrusions or weather-related damage.

  • Fences and access Checking the condition of gates, wicket gates and fences (no breaches or attempted break-ins).
  • Vegetation Detection of threatening branches, accumulation of dead leaves (fire risk or blocked gutters).
  • Exterior lighting Testing of motion detectors and security lights.
  • Building condition Visual inspection of facades (cracks, fallen roof tiles after a storm).
  • Pool / Spa Checking water level and colour and removing debris if necessary.
  • Post Collecting the post to avoid the 'empty house' effect.

Interior Inspection

Interior check

Ensure the house is ventilating properly and no incident is underway.

  • Ventilation Opening windows during the visit to renew the air and prevent stagnant humidity.
  • Waterproofing and humidity Looking for mould traces, ceiling stains or excessive condensation on windows, visual inspection of pipes and traps.
  • Odours and pests Detection of damp or sewer odours, traces of rodents or wood-boring insects.
  • Fire safety Testing of smoke detectors (DAAF) and checking the expiry date of fire extinguishers.
  • Shutters Checking the proper functioning of roller or hinged shutters.

Technical Maintenance & Systems

Technical

The most critical part to avoid water damage or costly breakdowns.

  • Plumbing Checking for leaks under sinks and water heaters. Replenishing traps to prevent odour backflow. Checking the cistern.
  • Electricity Checking the electrical panel (circuit breakers) and verifying the fridge/freezer is running correctly.
  • Heating / Air conditioning Checking boiler pressure and a seasonal start-up test to ensure the system does not seize.
  • Meters Reading meter indexes (water / electricity) to detect abnormal consumption due to a potential hidden leak.
